  • Do you provided staging services for all O'ahu realtors?
    Yes! We provide staging services for any O'ahu based realtors and we will travel to any area of the island. All our Vacant Staging Packages include delivery & removal for properties that have driveup/ground-floor access within 15 miles from our Kapolei Warehouse. For properties with stairs/elevator access or those outside a 15 mile radius, an additional fee will be charged.
  • Do you provide occupied staging?
    We do not currently install our inventory into occupied homes, but that does not stop us from helpng sellers who plan to live in their homes while it is on the market. We offer occupied home staging consultations, consultation reports with detailed recommended "to-do" lists to assist with preparing to list, as well as offering our hands-on services to implement these plans and get your home ready for marketing photos.
  • What are your prices?
    REAL ESTATE LISTINGS: All Householder Homes Team full-service listings include vacant home staging or occupied consultation services, if desired. STAGING SERVICES: All staging services are tailored specifically to the properties we stage and the marketing to target buyer pool for that property, so our prices vary based on the unique goals for each home. If you would like us to provide you with a customized estimate, please fill out this form: Request an Estimate REDESIGN: Prices currently start at $500/room, but we can provide a more accurate estimate for your specific needs with a virtual or in-home consultation.   • Is your company licensed and insured?
    Yes. Our company, Householder Enterprises LLC, is licensed through the State of Hawaii DCCA and insured through VillaNova Insurance Partners. COI can be provided if requested.
  • Do you provided AirBNB/VRBO setup?
    Yes! We love our island home, so it is always exciting to setup properties to be used as short-term or mid-term rentals for guests to get to experience the beauty of O'ahu. Our team will work with you to create an island oasis for your guests, as well as source, deliver and install all furnishings/decor/household essentials so that your property is ready to host. We can also create an informational guide about the property and local attractions, if desired. Please note, O'ahu County does have strict zoning laws governing short-term rentals (STR) and what properties can legally be used for this purpose, so please contact a local real estate professional or attorney to clarify if your property is legally allowed to be used as an STR. Our team does not provide legal advice on this matter.
  • What does the staging process look like when staging with your company?
    Great question! Before Staging: Because a mojority of our work is done BEFORE staging installation day, we do require a non-refundable 25% deposit to book staging services and hold a staging date on our calendar. After this deposit is made, this allows our team to get to working creating a unique staging plan crafted for your specific property and target buyer pool. On the day before staging installation: ● Please have the home clean and empty. ● Please have all work (construction/renovations) completed. ● Please have electricity, plumbing, and air-conditioning turned on and working. ● If rescheduling is needed, please give at least 72-hours advance notice in order to avoid rescheduling fees (and new date will be based on availability). Staging Day: ● Due to logistics and liability purposes, only Householder Homes team (no contractors, home owners, or realtors) may be at the property while installation is taking place. We can't wait to surprise you with the finished product! We will give a one-hour heads up before we are done so that either the realtor or home owner (or both) can come walkthrough the staged property in person or via FaceTime prior to our team leaving the property. ● The remaining 75% payment for staging services is due before our team leaves the property in order to avoid late fees. While on the Market: ● We don't currently install our inventory in homes that will be occupied while on the market, so homes that we have staged must remain vacant except for realtor showings during listing period. SOLD!! ● CONGRATS!! ● Once you have accepted an offer, please let us know with at least 10 days notice prior to when destage is needed. We recommend waiting to destage until AFTER appraisal, and right before the final walkthrough is completed. ● During destage, our team will spackle any holes we created during artwork installation, and will also touch up paint over those holes if the paint is provided and labelled according to room.
